1)Upon taking possession of the keys, the TENANT shall provide the LANDLORD with a tenant insurance certificate including third party liability coverage of Two Million Dollars ($2,000,000) and shall maintain such insurance for the duration of the lease and any future renewals thereof.

2)The landlord may request a credit check, employer letter, and reference check before signing a lease to his entire satisfaction. Any credit check will be payable by the tenant.

3)The dwelling is deemed non-smoking, including cannabis and vaping. The cultivation, production, distribution or purchase of cannabis or any illegal substance is strictly prohibited.

4)Any short-term subletting of the type, but not limited to, AirBnB is strictly prohibited and will constitute a breach of the lease.

5)Pets allowed with conditions.

6)THE TENANT shall be responsible for the payment of any penalty due to its non-compliance with the regulations.

7)THE TENANT shall be responsible for the payment of any charges due to the loss of keys.

8)The apartment will be clean on the date of occupancy and must be returned in the same condition: this includes the condition of the floor and walls. Except for normal wear and tear, any damage will be repaired at the tenant's expense before leaving the premises. No holes in mouldings or doors are allowed.

9)The building's rules and regulations must be signed.

10)The following inclusions will not be replaced in case of breakage: the refrigerator, stove, dishwasher, washer and dryer (purchased in 2018)
